How much does a damp survey cost? (UK guide for 2026)

Updated June 2026

A specialist damp survey in the UK typically costs £150 to £300, and most reputable firms refund that fee against the cost of any work you go ahead with, so if you use them the survey is effectively free. The price depends on the size of the property and how far anyone needs to travel. What matters more than the price, though, is whether the survey is honest, because a survey designed to sell you treatment is worth less than nothing.

What you get for the money

A proper damp survey isn’t a meter reading at the front door. It should include:

  • A full inspection of the affected walls, inside and out
  • Checks on ground levels, guttering, render and ventilation
  • A diagnosis of which type of damp you actually have (rising, penetrating or condensation)
  • A written report you can keep and act on
  • A fixed-price quote for any work that’s genuinely needed

The written diagnosis is the valuable part. It tells you what’s wrong, what isn’t, and what you should spend money on.

Why “free” surveys can cost you more

Plenty of firms offer a free survey. The catch is that a free survey is often a sales visit, and the surveyor is incentivised to find expensive treatment whether you need it or not. A modest paid survey from someone who diagnoses first and quotes second usually saves you far more than the fee, because it stops you paying for the wrong fix.

A genuinely independent survey will sometimes tell you that you don’t need treatment at all, or that the real problem is cheap-to-fix condensation rather than a damp-proof course. That’s the outcome you’re paying for.

Damp on a homebuyer or mortgage survey

If a mortgage valuation or homebuyer report flagged damp and recommended a “specialist damp report,” that’s standard and rarely means the worst. A proper specialist inspection often finds the issue is smaller and cheaper than the report implied, and the figure you get can be used in your purchase negotiations. See our damp surveys page for how this works.

Frequently asked questions

Is the survey fee refundable?

With most reputable firms, yes. The fee comes off the cost of any work you decide to go ahead with.

How long does a damp survey take?

A typical home survey takes around an hour, sometimes longer for larger or more complex properties.

Do I really need a survey, or can I just get a quote?

Get the survey first. A quote without a diagnosis is a guess, and it’s how people end up paying for treatment that doesn’t fix the problem.

Who should I get a survey from?

Look for a specialist who works to Property Care Association standards, gives you a written diagnosis, and refunds the fee against work.
